Welcome to The Build Brief
This week is about the people problem behind all that construction growth.
A R650 million mall just broke ground in Cape Town, with local subcontractors getting first pick of the work.
But industry leaders are warning that a growing skills shortage could slow the whole pipeline down, especially in senior site roles.
The good news is there is real funding sitting unused for exactly this problem.
So this week, where the work is, why finding the right people for it is getting harder, and a free tool to help you actually plan the job once you have them.
Letβs get down to building better! π

What's hot. What's moving. What you need to know.
A R650 million Cape Town mall just broke ground, with local subcontractors first in line ποΈ
Flanagan & Gerard Property Group and GrandWest, a subsidiary of Sun International, have officially broken ground on the R650 million GrandWest Mall in Goodwood. The 22,000 square metre single level convenience centre is set to open in June 2027.
Leasing is already running hot, with more than 70% of the retail space let and a further 20% under offer, anchored by Checkers FreshX, SuperSpar, Dis-Chem, Clicks, and brands from the Mr Price, Truworths, and Pepkor groups.
Western Cape based Isipani Construction has been appointed as the main contractor, and local procurement is a stated commitment of the project, with preference going to Western Cape based subcontractors, materials suppliers, and tradespeople throughout the build.
The numbers behind it are significant for local trades. Around 2,500 jobs are expected during construction, with a further 2,000 permanent positions once the centre opens for retail, security, maintenance, and centre management.
GrandWestβs existing casino, hotel, and entertainment venues will keep operating throughout construction, so this is a live site inside a live precinct, not a greenfield build.
If you are a Cape Town based subcontractor or supplier, this is exactly the kind of project worth getting in front of early, before the packages get allocated.
Local project. Local preference. Worth a call to Isipani if this is your patch.

South Africaβs construction boom has a people problem π·
More work than there are experienced people to run it.
Construction added 130,000 new jobs in a single quarter last year, nearly half of all new employment created nationally in that period. But industry leaders warn the sector cannot keep growing at this pace without a serious investment in skills.
The shortage is sharpest in senior roles. Contracts Managers, Site Agents, and Senior Site Agents are becoming genuinely difficult to recruit and retain, with experienced professionals moving between employers or leaving for opportunities overseas.
In the Western Cape, the Master Builders Association puts the average age of a skilled artisan at 57, with few new entrants coming through and limited skills transfer before experienced workers exit the industry.

The result is newly qualified artisans getting pushed into supervisory roles before they are ready, simply because nobody more experienced is available. That is a quality and safety risk as much as it is a staffing one.
South Africa also faces an estimated shortage of up to 60,000 engineering professionals, with universities producing fewer graduates than the industry needs, particularly in scarce skills disciplines.
More projects are coming. The people to run them are the harder part to solve.
Build better π§
There is funding sitting unused to train your own team πΈ
If the skills shortage above sounds familiar, CETA, the Construction Education and Training Authority, funds exactly this problem through its Discretionary Grant. It covers apprenticeships, learnerships, bursaries, and skills programmes for the construction sector.
This is not just for job seekers. Employers can apply to have CETA fund the training of their own staff, indenturing employees into recognised apprenticeships in trades like plumbing, carpentry, bricklaying, plastering, and painting.

Learners earn a nationally recognised qualification while working on real sites, and most programmes run 12 to 18 months. Funding covers training costs, and learners typically receive a monthly stipend on top.
Applications go through the CETA Indicium portal, and discretionary grant windows open on a cycle, so it pays to have your documentation ready before the window opens rather than scrambling once it does.
The skills gap will not close itself.
This is one of the few levers you can actually pull.

The Digital Toolbox π οΈπ€
The free tool that turns a messy job into a clear timeline π
Between a live GrandWest style build and a smaller renovation job, most small contractors are running multiple timelines in their head, or on a whiteboard that nobody else can read.
Eeehβ¦ hugghhh??? π·ββοΈ Remember Tim? π

GanttProject is a genuinely free Gantt chart and scheduling tool, no subscription, no user limits, no locked features behind a paywall.
Download it once and it runs offline on Windows, Mac, or Linux.

Break the job into phases, assign resources, set dependencies between tasks, and see the whole project as a visual timeline instead of a list. It works just as well for a single renovation as it does for coordinating multiple trades across a bigger build.
No account, no internet connection required once installed, and no catch.
The free app that replaces your paper site diary π
Every site still runs on someone scribbling notes in a notebook, or worse, trying to remember what happened 3 days later when a dispute comes up.
Site Diary is a completely free app that replaces that notebook.

Log deliveries, site conditions, incidents, decisions, and progress photos as they happen, each entry automatically time stamped and linked to the weather at the time.
It works fully offline on remote sites and syncs once you're back in signal.
For a newly promoted site agent still finding their feet, it also means nothing depends on memory.
If a dispute or insurance claim comes up 6 months later, you've got a searchable, time stamped record instead of a guess.
Export any period as a PDF or Excel report in a click, and invite your whole team at no extra cost.

No paid tier, no per user fee.
Genuinely free! π
