Welcome to The Build Brief

Resend of Tuesday’s publication.

Three months ago the question was whether the construction industry would recover.

This week the numbers gave us an answer.

The sector just posted its third consecutive quarter of growth, Cape Town dropped a R40 billion bombshell, and tenders are flying.

Grab your hard hat so we can dive in head first and see what’s going on! 👇

The Site Briefing 👷‍♂️

What's hot. What's moving. What you need to know.

Three in a row.

The Afrimat Construction Index for the first quarter of 2026 has posted a year on year increase of 0.3 percent. The ACI's seasonally adjusted reading has now increased for the third consecutive quarter. This is the first time that has happened since the brief recession of 2020.

That might sound modest. But in a sector that has spent years going sideways, three consecutive quarters of growth is a big deal.

Construction was responsible for 11 percent of all new jobs created in South Africa in the first quarter of 2026, despite accounting for only 5.5 % of total value added in the economy. Employment in the sector rose by nearly 6 % year on year, adding 74 000 jobs compared to the same period last year.

Overall construction tender activity increased by 11.4 % year on year in the first four months of 2026, with KwaZulu-Natal, the Eastern Cape and North West showing notable increases.

The work is out there. The question is whether you are positioned to go get it.

Cape Town is spending like never before 💰

While the rest of the country debates infrastructure, Cape Town is just building.

Cape Town has committed R39.7 billion over the next three years in what local officials confirm is an all time spending record for any South African metropolitan area. The city has outspent Johannesburg and Tshwane combined during the current mayoral term.

Water and sanitation receives one of the largest allocations, with R5.4 billion set aside for infrastructure upgrades in the 2026/27 financial year alone. Over three years, spending in this category totals R16.7 billion.

Major projects already under construction include the MyCiTi bus expansion across the Cape Flats, large scale sewer upgrades, electricity grid investments and multiple wastewater treatment improvements.

The three year capital budget is expected to create more than 130 000 construction related jobs.

If you are based in the Western Cape or thinking about expanding there, the pipeline ahead is very real.

Build smarter & better 🧠

Your site in 3D in seconds 📱

Picture this. A client asks how the build is going. Instead of sending a progress photo taken on a phone at a bad angle, you send them a link. They open it on their laptop or phone and they can drag around a fully interactive 3D model of the actual site. Every angle. Every detail. Photorealistic.

That is exactly what Luma AI Interactive Scenes does.

You shoot a short video walking through the space, upload it to Luma, and the AI converts it into a gorgeous, fully interactive 3D scene that you can share with anyone via a link. No app required on their end. It loads in a browser, on any device, in seconds.

For architects presenting to clients before a sod has been turned, this is a game changer. For interior designers showing a finished space or a concept fitout, same story. For contractors who want a visual record of a site at any point in the build, it is the cleanest documentation tool out there.

The files are tiny. The rendering is smooth. And every scene you create is commercially usable with no extra licensing fees. It is free to start.👇

The Digital Toolbox 🛠️🤖

The AI that walks your site for you 🛠️🤖

You clip a 360 degree camera to a hard hat. You walk the site. That is the entire job.

The tool is called OpenSpace, and what it does on the back end is remarkable. The camera feeds live footage into an AI system that automatically maps every image to your floor plan, stitches them into a complete visual record of the site, and makes the whole thing searchable and shareable from anywhere in the world.

Your project manager in the office can walk the site virtually this afternoon without leaving their desk. Your client can see exactly where things stand. And if something goes wrong later, you have a timestamped visual record of every phase of the build.

For contractors managing multiple sites, or anyone who has ever had a dispute about what was or was not done at a certain point in a project, this is a serious tool.

OpenSpace integrates with Procore, Autodesk Construction Cloud, and PlanGrid. Pricing is based on annual construction volume. There is a free pilot available to try before you commit.
