Cape Town's city centre just had its best year of investment on record 🏙️
The State of Cape Town Central City Report 2025 shows property investment in the CBD climbed to R12.8 billion in the 2025/26 year, up 41% from R9 billion the year before. The Cape Town Central City Improvement District, which tracks the district, counted 29 developments across the pipeline.
Of those, 8 have been completed worth more than R1.9 billion, 14 are currently under construction worth more than R5.4 billion, 5 are in planning worth R5.4 billion, and 2 are proposed.
Residential growth is doing the heaviest lifting, with R6.2 billion going into 16 new developments. 2 of the standout projects are conversions rather than new builds, the R1.2 billion transformation of the Golden Acre office tower into 450 apartments, and the R1.3 billion redevelopment of the former Christiaan Barnard Hospital site.

👆 The Madison, a new 23 storey mixed use tower, is also rising on what the CCID calls the city's coolest street, adding to a changing skyline.
The office market backs up the confidence. The CBD's overall metro vacancy rate sits at 6.2%, the lowest of any major metro in South Africa, even as the CBD's own vacancy rate ticked up slightly to 11.9% amid new supply coming online.
Retail is thriving too, with 172 new outlets opening in a single year and 98% of retailers describing trading conditions as favourable.
For anyone in the trade, the story here is less about any one project and more about the pattern. Converting old office stock into homes is now a genuine, well funded category of work, not a one off experiment.
If you have capacity in fit out, residential conversion, or mixed use construction, this is a pipeline with real momentum behind it, not just a headline number.

Absa just backed a R5.1 billion bet on rail and port logistics 🚂
A war chest for warehouses, rail terminals, and back of port infrastructure.
Absa Corporate and Investment Banking has upsized its financing facilities for logistics developer Newlyn Group to R5.1 billion, backing the next phase of its national development pipeline. Newlyn already owns and manages 32 logistics assets covering more than 1.3 million square metres, plus a 240 hectare landbank for future projects.
The pipeline this financing supports includes the Newlyn PX Bayhead Rail Terminal next to the Port of Durban, and planned back of port logistics infrastructure at Coega.
The strategy behind it is about shifting freight balance, not just building more warehouses. Absa's own framing is that road transport should keep handling first and last mile delivery, while rail carries a bigger share of long distance containerised freight between Durban and the industrial heartland.

Durban remains Africa's busiest container port, and reforms across the port and rail sectors are specifically aimed at giving private developers like Newlyn more room to build the infrastructure government cannot fund alone.
This kind of financing translates into real construction packages over the next few years, civil works for rail terminals, warehouse and logistics park builds, and the road and utility infrastructure that supports them.
It is also a signal worth noting beyond Newlyn specifically. Banks putting billions behind logistics infrastructure is a vote of confidence in where private capital thinks South Africa's growth is actually headed.
Rail and port adjacent work rarely gets the same headlines as flashy CBD towers, but the packages that come out of projects like this can run for years.

The Eiffel Tower grows taller every summer 🌡️
Every summer, the Eiffel Tower gets about 15cm taller. Not renovation, not settling, just heat.
Iron expands as it warms, and across 300 metres of height and roughly 18,000 riveted iron pieces, that tiny expansion per metre adds up fast. Engineers built the tolerance for it in from the start, back in 1889.
There is a stranger side effect too. The sun only heats 1 face of the tower at a time, so that side expands more than the rest, and the whole structure leans slightly away from the sun during the day.
Worth remembering next time someone says thermal movement does not matter on a real structure. Even 300 metres of riveted iron cannot ignore it.

Building or selling a new home without this is actually a crime 🚨
With residential conversions and new builds picking up, this is worth repeating for anyone who has not registered yet. If you build, sell, or market new homes in South Africa, NHBRC registration is not optional paperwork, it is the law. Section 10 of the Housing Consumers Protection Measures Act makes it a criminal offence to operate as a home builder without being registered, and the rule applies just as much to a one person outfit as it does to a national developer.
Beyond the legal risk, banks will not approve a bond on a home built by an unregistered builder, and every new home must be separately enrolled with the NHBRC at least 15 days before you break ground, giving the buyer a 5 year structural warranty in return.

Skip it and the penalties are real, fines of up to R25,000 per home, possible imprisonment, and a home that legally cannot be transferred to a new owner without an enrolment number.
Registration currently runs around R720 to apply plus a R5,540 enrolment fee for your first year, and includes a technical competency assessment on the national building regulations before you are certified.
Cheaper to register properly now than to explain to a client why their bond fell through.
